Life Insurance FAQ

Is Mortgage Protection Insurance Worth It?

The short answer: Mortgage protection insurance (MPI) guarantees your mortgage gets paid if you die, which is genuine peace of mind — but for most healthy buyers, a level term life policy of the same size costs less, pays your family instead of the lender, and covers the mortgage plus everything else. MPI makes the most sense when health issues make traditional life insurance hard to get.

What mortgage protection insurance actually is

MPI is a life insurance policy tied to your home loan. Three things define it:

The honest comparison: MPI vs. level term life

Stacked side by side for the same starting coverage amount:

An illustrative example (from an agent's 2026 cost breakdown — not a quote): a healthy 35-year-old with a $400,000 mortgage might pay about $65/month for MPI. In year 25 of the loan, they'd still pay $65/month — but for only ~$100,000 of remaining coverage. That same person might qualify for a $500,000 20-year term policy for about $30/month, with the full $500,000 payable the entire time.

When MPI is worth it

Watch out for the closing-table pitch

After you buy a home, your purchase becomes public record — and MPI marketers know it. Expect official-looking mailers urging you to act fast. Nothing about MPI requires a same-day decision at the closing table. Take the letters home, compare both options side by side, and talk to an independent broker who can quote MPI and term life for your actual situation.

A view from both sides of the closing table

As both a licensed insurance broker and a licensed real estate agent, I've sat on both sides of the closing table. I know what that stack of paperwork feels like — and I know which protections actually keep a family in their home. For most of the Baltimore families I work with, a properly sized term policy beats MPI on price and flexibility. But if your health history complicates underwriting, we'll look at MPI honestly, together.
